Utilities

This property is on the APS commercial grid with a 200 Amp service. The house is on a 100 Amp panel and the shop is on a 100 Amp panel also. It has hard-wire phone service with DSL and Dish TV. There is a propane tank with a keep-full service provided by a local company.


Large Workshop

The workshop is an insulated, Mueller steel building, 40’ x 60’ with 14' high sidewalls. There is a 20-foot wide by 13-foot high, 2-section sliding door, plus a passage door. There is 100-Amp electrical power, water, phone and a half-bath in the shop.

Horse Property

This property is great for horse lovers. There is a horse barn that is 36’ X 48’ with four 12’ X 12’ run-in stalls on the east side, a center alley with a 12 foot overhead clearance and room on the west side for plenty of hay, tack area, a large inside stall for anything from a stud stall, a birthing stall, or possibly a wash rack. The options are up to the owner of this new Ponderosa Pine post and beam barn. The barn is oriented so the stalls are sheltered from the prevailing wind, are flooded with the morning sun and provide great shelter from the afternoon sun. The corral area is visible from the bay window in the great room of the house. There are also many areas on the property to develop round pens, arenas, or anything else for the equestrian who needs show preparation facilities.

The local area is perfect for trail riding. This property is adjacent to several sections of public land and you can ride for miles through the gentle rolling Juniper covered hills in the area. There are many events in this area for horse related competition including team roping, rodeos and horse shows. The nearby White Mountains have world-class backcountry for pack trips, hunting, or sightseeing rides. No matter what kind of horse activity anyone may want, it can be pursued right here!

Landscaping

The drive way winds through the trees and circles past the shop and house and back to the road. It is sufficient for any size trailer truck to negotiate without turning around. There is one manual gate and one powered gate that operates with in-car remotes. The landscaping in front of the house is terraced with low-maintenance vegetation types including Desert Willow, Lavender, Sage, cactus and many more. This area is on an automatic drip irrigation system and requires only minimum maintenance.

The complete irrigation system has seven under-ground zones that are designed to provide irrigation for the lawn, garden, front landscaping, and other flower and grass areas. The system timer and controls are in the first floor utility room where the main water shutoff is located along with the controller timer. The timer has three programs that can control any or all of the anti-siphon water valves. This provides for exact control of each zone. Also, there is a ‘high point’ connection that provides for evacuating the system with air to prevent freezing in the winter. On warm days throughout the winter, the system can be turned on and the lawn and shrubs can be watered, followed by using this air evacuation design to ‘blow out’ the irrigation system. This design makes it possible to easily keep everything watered during the winter, yet avoid freeze damage to the valves and exposed water lines.

The back yard is a large fenced area with lawn, a vegetable ‘kitchen garden,’ shrubs, trees and is on an automatic irrigation system.

Garden fresh and ripen on the vine are good marketing slogans, but to have tomatoes, sweet corn, zucchini, and all the rest, right outside your kitchen door, is truly a magnificent treat. There are small areas around the lawn and patio that have irrigated seedbeds. These areas can provide what can only be describes as a profusion of wonderful treats. Tomatoes and corn right off your plants are simply a delight. Every summer day, you can stroll around the lawn and find tomatoes, cucumbers, squash, corn on the cob, or what ever you have planted, for lunch or dinner. This area is perfect in that it is protected from the wind; it has a rabbit-proof fence and is on the in-ground irrigation system. A few fruit trees are in this area also. The delight of enjoying the ‘fruits of your labor,’ is the motivation to plant a kitchen garden, however, it does, in fact, make you more self-sufficient during the growing / harvesting season with fewer trips to the store and better tasting produce. This is another of the many great aspects of this property.

Excellent Alternative Energy Location Possible for Solar and Wind Power

The mild climate location is very well suited to utilize alternative energy, if so desired. The sky is usually sunny with few or no clouds, providing excellent solar energy, both for electricity and for hot water. There is also an abundance of wind available for a wind power generator. Much of the surrounding area is populated with off the grid homes and properties. Many of these energy self-sufficient homes use hybrid alternative energy systems which combine both photo-voltaic solar power and wind generator power. Abundant Water Available

Plentiful and high quality water is pumped from a 400 foot deep well. This pristine water comes from the Coconino Aquifer which is constantly replenished by run off from the Arizona White Mountains to the South. This water tastes great and is virtually unlimited. The well's pump automatically fills the 1,500 gal. storage tank.

There is an underground pump house that pressurizes the water to the house and to two water hydrants on the property. Because the pump house is underground, no heater is needed in the winter to keep it from freezing. All water pipes are buried three feet underground to prevent any danger of freezing. (The normal burial depth in this area is two feet for water pipes.) All main water pipes are two inches in diameter.

Rounding out this Northern Arizona property is a 1,000 gallon septic system, which is typical for a 3-bedroom house.
